First-time occupancy after renovation in spring 2021. Bright apartment in a central location in Bochum’s Höntrop district. Ideal alternative to a hotel! Non-smoking property. Two discount supermarkets can be reached in around 6–10 minutes, and the nearby Südpark invites you to take a relaxing walk. Just a few minutes’ drive to the junctions for the A448 and A40 motorways. A bus stop (Horneburg) for route 389 is only a minute’s walk away. The local rail station Wattenscheid-Höntrop can be reached on foot in around 10 minutes. The rent already includes service charges, heating costs, a monthly basic cleaning, electricity costs plus internet access.
We have not yet received a copy of the energy certificate from the landlord, but it has been requested.

Ausstattung

The apartment is fully furnished, and an internet connection is available. All rooms feature window shutters. The living room is furnished with a cosy leather sofa, armchair and flat-screen TV. The separate kitchen is furnished with a fridge, double ceramic hob, microwave, coffee machine plus tableware and a range of kitchen utensils, as well as offering a dining area to seat two people. The new bathroom offers a window, as well as a bath with shower attachment, washbasin with mirror cabinet, heated towel rail and WC. The bedroom is furnished with a bed (1.40m wide) and a spacious wardrobe. An ironing board and iron are also provided. A washing machine for shared use is situated in the building’s cellar. You also have shared use of the garden.

Lage

Höntrop
This district lies around six kilometres west of Bochum city centre, and actually forms part of Wattenscheid. In the north of Höntrop you can find the Krupp steelworks and the Wattenscheid-West/Fröhliche Morgensonne business park. North of this can be found the Ruhrschnellweg road and right in the middle, the Dortmund–Bochum–Essen rail line. Several suburban residential areas adjoin to the south-east. The west of Höntrop is characterised by broad fields and meadows. The banks of the Ruhr, with footpaths and cycle paths, can be reached by car in around five minutes. And the district of Höntrop even includes a real village, in the form of Stalleicken.
Transport connections: A40 motorway (Wattenscheid exit), connection to the A43. Wattenscheid regional rail station and Höntrop local rail station, with the S1 to Bochum city centre, Dortmund and Essen.
